What Is a Master Plan—and Why Does It Matter?

Great architecture goes beyond the walls of the home—it extends to the edges of the property.

A well-designed home is not simply placed on a lot to satisfy zoning requirements. It is carefully positioned to respond to the unique qualities of the site—its views, topography, vegetation, and relationship to the surrounding neighbourhood. Just as importantly, thoughtful site planning considers how you arrive, move through, and experience the property every day.

What is an Architectural Site Plan?

An architectural site plan is a comprehensive layout that defines how a home is positioned and organized on a property. It considers not only the footprint of the building, but also its relationship to grading, access points, outdoor living spaces, and key site features. It is the strategic framework that aligns the architecture with the land—balancing regulatory requirements with design intent to create a cohesive and functional living environment.

Setting the Stage

While we are not landscape designers, we play a critical role in establishing the foundation for how the property functions and feels.

We define the position and orientation of the pool, the configuration of the driveway, and the layout of hardscape elements such as walkways and terraces. These decisions are not made in isolation—they are directly tied to the experience of the home.

For example, when positioning a pool, we’re thinking beyond its location. We’re considering how it connects to the interior living spaces:

  • What are the sightlines from the kitchen or great room?
  • How do you access it functionally from the house?
  • Does its placement enhance or compete with the architecture?

The same level of thought applies to outdoor living spaces. A covered rear porch is not just about shelter—it’s about how it integrates with the rhythm of the rear elevation, how it frames views, and how it supports everyday use. Can you move easily from the kitchen to the BBQ while carrying a full plate? Are you protected from the elements? Does the space feel intentional, not added on?

Designing for Real Life

A successful master plan anticipates how you live—both in the big moments and the everyday routines.

  • What is the arrival experience—for you and your guests?
  • How does your home create a sense of privacy from the street and neighbouring properties?
  • Where are the best views—and are you capturing them from your main living spaces?
  • How do you move from the front of the home to the rear yard—does it feel intuitive?
  • How does your family move in and out of the home each day—garage, secondary entry, or front door?

These are not secondary considerations—they are fundamental to how a home performs.

The Bigger Picture

Architecture defines the look and feel of a home—but it also extends beyond the building itself. It shapes how the property is experienced as a whole.

When the master plan is done well, everything feels connected. The home sits naturally on the land. The outdoor spaces feel purposeful. And the day-to-day experience of living there becomes intuitive, efficient, and enjoyable.

That’s the difference between designing a house and designing a home.
