Many of our clients have young children when they embark on a custom home design. Creating a space for their kids to enjoy – a space other than a bedroom – is often on their wish list. They want to create a kid-friendly area for schoolwork, games, reading or hanging with friends. Ideally, the goal is to create a space that serves all those functions, but leaves flexibility in the design for when the kids are no longer living at home, or for when our clients decide to sell.

This gift exchange is unique. There are 2 rules: 1. Price limit, and 2. You MUST wrap your gift in disguise. From tying a gift certificate to a log and wrapping it in a big box to building a mini hockey game with a bag of candy hidden inside to creating a scavenger hunt to track down the gift – creativity is the name of the game.

STEP 1: Make a list of the builders/general contractors in your general area by contacting your local home builders association, reviewing advertisements and listings in the real estate section of your local newspaper and community magazine, and asking friends and relatives for recommendations. Also, your architect/designer should be able to provide a list of credible builders they have worked with in the past. The ideal builder should have the trifecta: a great reputation, quality craftsmanship and strong customer service.

  • A design plan is the essential first step for helping you estimate the cost of your project and determining your overall budget. If you make changes to the plan later in the process you will incur additional costs. Be happy with your design plan before moving forward.

  • Keep your budget realistic. Visit a financial advisor to determine a budget that matches your current and projected financial situation.

  • Budget an extra 10% for “surprise” expenses that arise during any construction project.

  • Prepare a spreadsheet that tracks your expenses. Being constantly aware of your budget will help to keep you on track.

  • Get contracts in writing. Verbal estimates are not sufficient. And have your contractor notify you of any price changes during construction.

  • Keep in mind that the two most expensive rooms in the house are the kitchen and bathroom. This is where you can easily overspend, but also where cuts can be made.
